Investing 500,000 euros: What are the options?

To invest 500,000 euros, set aside an emergency fund, first allocate funds to a PEA and life insurance, and then divide the remainder among the stock market, real estate investment trusts, and a small portion of unlisted securities.
At this amount, the deposit limits are no longer sufficient: the Livret A and LDDS accounts can hold only €34,950, or 7% of the total.
At the average return on guaranteed life insurance funds in 2025 (2.63%), a €500,000 investment yields €13,150 per year, or approximately €1,096 per month before social security contributions.
Here are the thresholds that are changing at this level: three numerical breakdowns, taxation, asset transfers, and the role of unlisted real assets.
In a nutshell
- As of early 2024, 10% of households had more than €858,000 in gross assets, including their primary residence (INSEE, December 2025).
- The Livret A savings account has a maximum balance of €22,950, and the LDDS savings account has a maximum balance of €12,000; both earn 1.7% interest (service-public.fr, August 2026).
- The PEA allows for contributions of up to €150,000, and a total of €225,000 when combined with a PEA-PME (service-public.fr, May 2026).
- After 8 years, the reduced tax rate of 7.5% on life insurance proceeds applies only to the portion corresponding to €150,000 in premiums; the remainder is taxed at 12.8% (service-public.fr, April 2026).
- Upon death, each beneficiary receives up to €152,500 tax-free for premiums paid before age 70 (BOFiP, 2023).
- The IFI applies to net real estate assets exceeding €1,300,000, including shares in companies (service-public.fr, March 2026).
What difference does a capital of €500,000 make?
With €500,000 to invest, you’re no longer just looking for the best savings vehicle—you’re building a comprehensive portfolio with a strategy tailored to your time horizon.
Accordingto the INSEE study on household net worth, 10% of households had more than €858,000 in gross net worth as of early 2024.
These large fortunes are also more diversified, with a greater proportion of financial and professional assets, the institute notes.
Three things are changing in this regard:
- The caps on investment limits cover only a portion of the total amount: you need to combine multiple investments and multiple banks;
- Exit taxes and transfer taxes carry as much weight as the gross return;
- New opportunities are emerging: entrusting the matter to a professional, private equity funds, club deals, and real assets abroad.
The thresholds that amount to €500,000
| Placement or rule | Upper limit or threshold | Share of €500,000 |
|---|---|---|
| Livret A and LDDS (one person) | €34,950 in total | 7% |
| Deposit Insurance | €100,000 per customer and per bank | 20% per institution |
| PEA | €150,000 in payments | 30% |
| 7.5% tax rate on gains after 8 years | €150,000 in bonuses, across all funding categories | 30% |
| Transfer upon Death (Premiums Paid Before Age 70) | €152,500 per beneficiary | 31% per beneficiary |

The Deposit Insurance and Resolution Fund covers accounts and savings accounts up to €100,000 per customer and per financial institution.
It is therefore advisable to spread a savings balance of 150,000€ across at least two banks to ensure the safety of your money.
How much income does a €500,000 investment generate?
It all depends on the level of risk you're willing to accept. Here is the total return on a single investment vehicle, based on the rates published for 2025 and 2026.
| Support | Reference Rate | Annual Gross Income | Per month |
|---|---|---|---|
| Livret A and LDDS (up to €34,950) | 1,7% | 594€ | 50€ |
| Guaranteed Life Insurance Fund (Euro Fund) | 2.63% in 2025 | 13 150€ | 1 096€ |
| SCPI (distribution rate) | 4.91% in 2025 | 24 550€ | 2 046€ |
| Year-over-year inflation (September 2026) | 3,1% | -€15,500 in purchasing power | -1 292€ |
Sources: service-public.fr (2026), ACPR (2026), ASPIM-IEIF (February 2026), INSEE (October 2026). Earnings before taxes and social security contributions.
The average return on guaranteed funds of 2.63% in 2025 applies to individual contracts, according to the ACPR, a figure cited by *La finance pour tous*.
This figure remains below the 3.1% year-over-year increase in prices measured in September 2026 bythe INSEE price index.
SCPIs paid out 4.91% in 2025, but the average share price fell by 3.45%, according to the 2025 annual report from ASPIM and IEIF.
Out of €500,000, this decline amounts to €17,250: a payout rate is not a guaranteed return.
How should you allocate €500,000 based on your profile?
The three allocations below are based on the profiles in our guide to investing and translate them into investment portfolios for €500,000.
These are examples intended for a single person; they are not personalized advice.
| Envelope | Conservative (3 to 5 years) | Balanced (ages 8 and up) | Dynamic (ages 10 and up) |
|---|---|---|---|
| Regulated savings accounts (A and LDDS) | 35 000€ | 35 000€ | 35 000€ |
| Term deposit or money market fund | 65 000€ | – | – |
| Guaranteed Fund | 200 000€ | 140 000€ | 40 000€ |
| Bond or Diversified Investment Units | 80 000€ | 100 000€ | 75 000€ |
| SCPI | 70 000€ | 100 000€ | 100 000€ |
| ETF (savings plan, then securities account) | 50 000€ | 100 000€ | 175 000€ |
| Unlisted (private equity, club deal, real assets) | – | 25 000€ | 75 000€ |
| Secure section | 300,000€ (60%) | 175,000€ (35%) | 75,000€ (15%) |
| Illiquid (unlisted) portion | 0% | 5% | 15% |

Four rules for reading this table:
- The savings plan is funded first through the stock market account: gains from this account are tax-exempt after 5 years. Once contributions total more than €150,000, the securities account or unit-linked accounts take over.
- Two insurers are better than one: you can compare fees, guaranteed funds, and investment vehicles without changing the €150,000 threshold, which applies across all investment portfolios.
- The illiquid portion remains a minority. Unlisted investments, club deals, and real assets tie up capital for several years, with a risk of capital loss.
- Rebalance your portfolio once a year: after a stock market rally, your stock holdings weigh more heavily than expected.
To compare the different categories of unlisted investments, their time horizons, and their liquidity, see our guide tounlisted investments.

What are the tax implications for a €500,000 investment?
At this level, the exit tax makes a real difference. The 2026 rules for a French tax resident:
- Interest, dividends, and capital gains on securities accounts: a single flat-rate withholding tax (PFU) of 31.4%, of which 18.6% is for social security contributions, according to the service-public.fr fact sheet on social security contributions.
- Stock Savings Plan: After 5 years, capital gains are exempt from income tax, but social security contributions are due.
- Life insurance: social security contributions of 17.2%; after 8 years, an annual deduction of €4,600 (€9,200 for a couple).
- SCPIs held directly: real estate income, taxed at the standard tax rate plus social security contributions.
The specific threshold for €500,000 is the €150,000 premium threshold, calculated based on the total of all your insurance policies.
In addition, the portion of gains that is not subject to the 7.5% rate is taxed at 12.8%, according to the service-public.fr fact sheet on these investments.
Example with figures: a withdrawal from €300,000 in bonuses
A single person contributed €300,000 more than 8 years ago. Their savings are now worth €360,000; they are withdrawing €60,000.
| Step | Calculation | Amount |
|---|---|---|
| Percentage of Winnings in the Payout | 60,000 × 60,000 ÷ 360,000 | 10 000€ |
| Annual deduction | 10,000 – 4,600 | 5,400 euros (taxable) |
| Portion at a rate of 7.5% | 150,000 ÷ 300,000 = 50% of 5,400€ | 2,700€ × 7.5% = 202.50€ |
| Share at a rate of 12.8% | The remaining 50% | 2,700€ × 12.8% = 345.60€ |
| Tax | 548,10€ | |
| Social Security Contributions | 10,000 × 17.2% | 1 720€ |
With only €150,000 in bonuses, the entire taxable gain would have been taxed at 7.5%, amounting to €405 in taxes.
For a guaranteed fund, social security contributions are withheld annually from the interest; they are not paid a second time upon withdrawal.
How do you prepare for the transfer of €500,000?
At this level, transmission becomes a subject in its own right. Two official tools serve as the foundation.
Payouts upon death. Each beneficiary receives up to €152,500 tax-free for premiums paid before age 70, in accordance with the tax ruling on Article 990 I.
Beyond that, the tax rate is 20% on the first €700,000 of taxable income per beneficiary, and then 31.25%.
With two beneficiaries, €305,000 can thus be transferred tax-free.
Gifts. According to the service-public.fr fact sheet on gift tax, each child is entitled to a tax exemption of €100,000 per parent, renewable every 15 years.
A couple with two children can therefore give €400,000 tax-free over 15 years.
The IFI does not apply to financial investments, but it does apply to net real estate assets exceeding €1,300,000, according to the service-public.fr fact sheet on the IFI.
SCPI shares are included based on the value of the properties they hold: if you own a significant primary residence, they can bring you closer to the threshold.
Should you use a private wealth management firm or a family office?
With €500,000, most private banks and wealth management advisors will offer you their services: discretionary management, dedicated funds, and tax advice.
Each institution sets its own admission threshold. Be sure to compare the total costs, which affect your net return each year.
A family office targets much larger fortunes, often in the tens of millions.

How much of a €500,000 budget can be allocated to U.S. real estate?
A minority seat.
LandQuire, founded in 2021 by Romain Daniellou and Thibaut Guéant, purchases land in the United States, obtains development permits, and then resells it to developers and builders.
French-speaking investors select their investments one by one, with a minimum investment of $100,000 per transaction.
Based on the European Central Bank’s reference exchange rate as of October 28, 2026 (1€ = 1.1133 $), this ticket is worth approximately 89,800€, or 18% of 500,000€.
This is more than the unlisted portion of the dynamic portfolio (15%): a real estate transaction makes sense when these €500,000 are added to an already diversified portfolio.
Out of 1 million financial investments, this single investment accounts for about 9%.

Frequently Asked Questions
How much return would 500,000 euros yield if invested each month?
Based on the average return for guaranteed funds in 2025 (2.63%), an investment of €500,000 yields €13,150 per year, or approximately €1,096 per month before social security contributions.
A more aggressive investment strategy may focus more on a 10-year horizon, with no guaranteed return.
How much interest does 500,000 euros earn when deposited in a bank?
The Livret A and LDDS accounts accept a maximum of €34,950 per person, which earns €594 per year at a rate of 1.7%.
The rest goes into a time deposit account, a life insurance policy, or securities: deposit insurance is limited to €100,000 per bank.
Can you live off your investments with €500,000?
At the current rate of return on guaranteed funds, an additional income of approximately 1,100€ per month is possible, before social security deductions.
But if you spend all of those earnings, inflation (3.1% year-over-year in September 2026) will erode your capital each year.
What should you do with €500,000?
Keep a contingency fund, fill the capped envelopes, and then invest the rest according to your time horizon.
Start planning your estate now: death benefits and gifts offer tax exemptions that can be combined or renewed.
Should you put everything into a life insurance policy?
No. If premiums exceed €150,000, a portion of the earnings is taxed at 12.8% instead of 7.5%.
The stock savings plan, which has a contribution limit of €150,000, exempts gains from tax after 5 years.
What percentage of assets should be illiquid with €500,000?
The AMF recommends allocating only a small portion of one's financial savings to unlisted securities.
In our examples, it ranges from 0% for a conservative profile to 15% for an aggressive profile.
Should you invest €500,000 all at once?
The secured portion can be invested right away. For the investment fund, making a monthly contribution for 12 months helps smooth out the entry price.
This approach reduces the risk of buying just before a decline, though it does not eliminate it.
Can you invest in U.S. real estate with €500,000?
Yes, with LandQuire, for transactions of $100,000 or more, which is approximately €89,800 as of October 28, 2026.
This ticket represents 18% of the total amount: it is particularly suitable if these €500,000 do not constitute the bulk of your wealth.
